Phases I and II
Fluid worked with PRP Architects on the development at Watling Place. Zone 11 was a narrow linear site parallel to the main line railway. The approved Planning Scheme for Phase 1 comprised of approximately half of the total 300 units. Liaison with Network Rail was a key feature of the design process, as was working closely with the design team to achieve a well integrated high quality design which remained attractive to and competitive in the market. Development of the FRA and Code for Sustainable Homes surface water strategy led to the adoption of green roofs throughout.
The structural solution comprised of an envelope of blockwork and embedded columns, behind rainscreen and external insulation, supported on a flat slab RC frame and piled raft slabs. The development is served by a CHP Energy Centre which together with passive design features and overall scheme design, enables Level 4* of the Code of Sustainable Homes to be met.
