The proposed scheme consists of a 4 storey office block (18,614 m2) with open roof plant, a pair of double storey decked car parks for 638 spaces (also incorporating bike store, refuse store, sub-station and plant room) and associated roadways and landscaping.

Positioning and orientation of the building has been driven to provide maximum views of the natural landscape and river to the north, coupled with energy efficiency and sustainability requirements. The roof and southern elevations provide opportunities for energy generation through photovoltaic panels, while all other facades provide natural daylight to the office.

Historical plans and documents show that a number of structures, including gas holders and plant stations occupied the site in the past. Extra care is to be taken during the design development to ensure that the proposed solution has the flexibility to deal with unexpected underground obstructions.

Due to the site’s close proximity to the Thames, future flood mitigation measures are to be implemented in the redevelopment of the site. The structures have been designed as steel frame structures with lateral stability being provided by the reinforced concrete stair and lift shaft core walls.
