The refurbishment and extension of this property was very challenging from a structural perspective.

Although residential in scale, there were a large number of constraints to consider.


In addition to the design of a new steel frame structure Fluid were responsible for the design of an extensive temporary works scheme. This was required to retain the timber roof and front façade throughout the construction phase. The construction of the new pool house structure adjacent to the existing property was complicated by the close proximity of a Network Rail tunnel running below the site. A pile exclusion zone and cantilever solution was agreed based on our finite element design models which were developed to demonstrate the resultant stresses on the tunnel.
