Fluid Structures worked with developers Parritt Leng on a fast track social and private residential development spread over a 100m long site in Southwark adjacent to the overground railway.

The scheme delivers complete redevelopment of the site with four new residential buildings of between six and nine storeys. These accommodate 69 dwellings and 137sqm of class A1, A2 and A3 retail space, services and a cafe space, as well as car/cycle parking and private and communal amenity space. The amenity spaces include a landscaped public square with ‘SUDS’ beneath.

The total floor area of the development is approximately 9,000sqm. All new apartments meet Code for Sustainable Homes Level 4 standards. The buildings are of brick clad reinforced concrete frame with slim 200mm floors and generous balconies. Complex transfer structures at first floor allow for the setback facades and open plan spaces at ground floor, and avoid party structure issues with the adjacent railway. Further structural measures are provided to bridge across deep sewers which traverse the site. Services provided by Fluid encompass full structural engineering design in a BIM environment, pile design, reinforcement detailing, value engineering and site inspection.
