Three existing buildings are to be refurbished with additional storeys added. A new four storey block and 30 storey tower are also proposed. A double storey basement is proposed for the whole site, with basements located deeper under the new build blocks (up to four storeys of basement).

A Thames Water public sewer runs under the site, as well as a disused sewer. Piled foundations will be designed to avoid exclusion zones around the sewers. Cable tunnels run under the site. The Thames Tideway Tunnel, currently under construction, will also run through the site.

The Candle Factory was used by Price’s Candles since 1830. It is currently used as retail space. The proposed developments will be mixed use – mainly residential, with retail at ground floor.
