Development of a new residential scheme at L12 Albany, New Providence, Bahamas.

The proposed works will see the construction of a new building, comprising a 3-storey main house, an attached master-suite, and a swimming pool to the south at ground level. An additional swimming pool is proposed on the 2nd floor terrace. 

On some of the elevations, the main building cantilevers out at the upper floors. Also some of the balconies form cantilevers of approximately 3m. A partial basement construction will accommodate mechanical & electrical plant rooms and a laundry. There will also be a separate guest wing to the north of the main house.

The structural scheme involves the design of a reinforced concrete substructure and piled foundation. For the superstructure a steel frame has been chosen as it was the most appropriate response to achieve the architectural language of wide spaces, column free spaces and significant cantilevers.

It is proposed to use a high grade steel for the frame, fabricated in the USA and fully galvanised to take account of the seaside location.
